Which one is you?

Every new build starts with a different reason.

Pick the one that sounds like you — each page answers the questions that matter for that kind of build.

Custom Homes

Designed around how you live — not a plan book.

You have the lot, or you’re closing on it. We start with the site and your list, then design-build with our partner or work from your architect’s plans. One team owns the result from foundation to fire pit.

  • Design follows the lot: sun, setbacks, sightlines
  • Coastal-grade materials chosen for twenty years
  • Masonry, carpentry, and paint from one group
Vacation Homes

Build it from three states away — and keep it watched after.

A single project manager, a weekly update, a shared photo folder, and every decision in writing. Then Coast Vacation Property Management takes over the day you get keys.

  • Documented cadence for off-Cape owners
  • Designed for guests, renters, and long stretches empty
  • Monthly inspections and turnover from the same group
Teardown & Rebuild

The lot is the asset. The house isn’t.

When you’re replacing the foundation, the roof, and the systems, a rebuild costs less than a renovation and gives you a house designed for the lot. We answer the footprint and setback questions before design.

  • Straight read on renovate vs. rebuild
  • Nonconforming lots and same-footprint rights
  • Demo, foundation, and framing without a handoff

A wooded lot above a Cape pond, a two-car garage the owners wouldn’t compromise on, and a farmer’s porch that faces the water. Coast Masonry poured the foundation; Coast Carpentry framed, roofed, and finished; and the patio out back came from the same group. One schedule, one standard, one number to call.

One build, one group

Every trade on your house is ours.

Most Cape builders sub out foundation, hardscape, paint, and landscaping to strangers. Coast owns those crews — so there’s one schedule, one standard, and one person you call.

Building on the Cape is different

Off-Cape builders struggle here. We’ve had 20 years of practice.

Wetlands, septic, flood zones, salt air, and a zoning board in every town. This is the part that stalls more projects than money does — and the part you never have to handle alone.

Questions we get on the first call

Ask us anything. Here’s what most people ask first.

Where do I start — do I need an architect first?+
Either way works. If you already have plans or an architect, we’ll build from them and coordinate directly. If you’re starting from scratch, we’ll bring in a design partner and work through it together as a design-build project. The first step in both cases is the same: a conversation about your lot and what you want the house to do.
Do you build fully custom homes, or from set plans?+
Both. Most of our new construction is custom — designed around the site and how you live — but if a plan you love already exists, we’ll adapt it for the Cape and build it.
How long does it take to build a new home on Cape Cod?+
Honestly, it depends on the lot, the town, and how much design work happens up front, and a good share of the calendar is permitting before a shovel goes in. Conservation review, winter weather, and the Cape’s seasonal labor rush all affect timing, and we’ll give you a phase-by-phase schedule before you sign.
What’s different about building on Cape Cod?+
Wetlands and conservation setbacks, Title 5 septic requirements, flood zones, salt air, and coastal wind loads — plus town-by-town zoning that changes at every line. It’s why builders from off-Cape struggle here. We’ve been doing this for over twenty years and we know what each town’s board will ask before they ask it.
Do you handle the permits and conservation commission?+
Yes, all of it — building permits, ConCom hearings, Title 5, zoning board if it’s needed. You’ll never be the one standing in front of a town board.
Can I build on a lot I haven’t bought yet?+
Please talk to us before you close. We’ll walk the lot with you and flag anything — wetlands, septic capacity, nonconforming setbacks — that changes what you can build there. It’s a free conversation that can save you a very expensive surprise.
Who’s actually building my house?+
Our own crews. Coast Carpentry frames and finishes, Coast Masonry handles foundation and hardscape, and our painting, landscaping, disposal, and cleaning divisions close it out. Because the trades are all ours, there’s one schedule, one standard, and one person you call about any of it.
How will I know what’s happening on site?+
You’ll have a single project manager as your point of contact and regular progress updates, so you can see the work whether you’re down the street or three states away.
We live off-Cape. Can we build without being here?+
Yes — a lot of our clients do. Between the update cadence above and Coast Vacation Property Management, the same company can watch the house before, during, and after the build. You don’t have to hand it off to strangers the day it’s done.
What happens if we want to change something mid-build?+
It happens on almost every project. Any change gets written up with the cost and schedule impact, you approve it, then we build it — no surprises on the final bill. If we find something unexpected in the ground or the structure, you’ll hear about it the same day with options.
What’s covered after you finish?+
We’ll walk you through the warranty before you sign so you know what’s covered. And after that, you’re still calling the same number. We’re here year-round, not just for the build.
Can I talk to someone you’ve built for?+
Yes. Ask us and we’ll connect you with recent new-construction clients.
How do people pay for a new build?+
Most clients use a construction loan, which works differently from a mortgage — funds are released in stages as the house progresses. If you’re not sure where to start, ask us and we’ll point you in the right direction.
What should I bring to a first consultation?+
Nothing is required, but if you have them: the lot survey or plot plan, any drawings or inspiration, a rough budget range, and a sense of when you’d like to move in. Twenty minutes with those and we can tell you a lot.
