Who this is for

You can’t be on site every week. You shouldn’t have to be.

The fear with a remote build is the silence: weeks without an update, decisions made without you, and a house that isn’t quite what you asked for by the time you finally see it.

We run off-Cape builds on a documented cadence — one project manager, a scheduled update, a shared photo folder, and every decision confirmed in writing. And because Coast Vacation Property Management is the same company, the house has someone watching it before, during, and after the build.

Week 14

Designed for a second home

Built for how a vacation house really gets used.

A second home has different jobs than a primary one. We design for the weeks you’re here and the months you’re not.

01

Guests and renters in mind

Durable finishes, a lockable owner’s closet, bunk rooms that sleep more than they look like they should, and outdoor living that earns the drive.

02

Systems you can check from your phone

Smart thermostat, leak sensors, and a lock you can open for the plumber from Boston. We wire for it from the start.

03

Winter-ready by design

Insulated for a house that sits empty in February — freeze protection, drainable lines, and a mechanical room that makes a shutdown simple.

The owners followed this build through photo updates and a handful of site visits. The house they walked into was the one they’d approved on their phone. Click any photo.

Questions off-Cape owners ask

Building from three states away — what people ask first.

How do I track progress if I live off-Cape?+
A single project manager, a weekly update, and a shared photo folder. Every decision is confirmed in writing so nothing depends on you being in the room.
How often should I come down during the build?+
As often as you like, but you don’t need to. Most off-Cape owners visit two or three times — the lot walk, dried-in, and the final walkthrough. Everything else runs on photos and calls.
Can you manage the house after it’s built?+
Yes. Coast Vacation Property Management is part of the same group — monthly inspections, seasonal opening and closing, storm checks, and guest turnover.
Do you build for short-term rental?+
Yes. We design for it from the start: durable finishes, an owner’s closet, sleeping capacity, and outdoor space that photographs well. CVPM can list and turn it over if you want it to earn.
How does permitting work if I’m not local?+
We present at the town boards for you. Conservation and zoning hearings run on the town’s calendar; we schedule around it and send you the recap the same day.
What happens to the house in the winter?+
If CVPM has the keys: shutdown or freeze protection, storm checks after every nor’easter, and a monthly inspection with photos. If not, we build it so a shutdown is a checklist, not a project.

What to bring to a first call

Nothing is required — but any of these help:

  • Lot survey or plot plan
  • How you’ll use it (family, rental, both)
  • A rough budget range
  • How often you expect to visit during the build
