A heating-system failure flooded and destroyed it. Coast bought it, kept the footprint, and built a whole floor on top.

Nothing moved sideways.

The original 1,430 sq ft footprint stayed exactly where it was. The foundation was reinforced, the roof came off, and a full second storey went on in February 2025 — which is why the ground floor windows in both frames line up.

The project

A house worth saving, not levelling.

Built in 1952, this ranch held four decades of one family’s summers before a heating-system failure flooded it. The heirs sold. Most buyers would have taken it down — Coast kept the footprint, reinforced it, and framed an entire second storey onto it.

Downstairs opened into one room under a cathedral ceiling in white shiplap and skylights. Upstairs became a master suite with marsh views, a marble bath with heated floors, a laundry and a family room. Outside: Maibec white cedar shingles, a CertainTeed roof, and a rebuilt deck that keeps the Craigville Beach view even with a floor added above it.
